I too saw a presentation by Gene on RAL. Just curious what your feedback is so far regarding the course. I wanted to connect with local investors that have done this before just to get an idea what this industry is all about. Being a nurse and an investor, this would obviously be a perfect transition to trying to create passive income.

hey @Herschel B.. have you dealt with Cabinets to Go in Harrison? i used them for our first project and was pretty happy with the product and service. but I've heard regal kitchens alot, so was just wondering if you can compare. thanks

hey @Ryan H., MIND YOUR BUSINESS...lol...i'm just kidding bro.

I'm ramping up my marketing and since I'm a still new to the business, anything I can do to save some $$ is very important. I can easily pay for the probate list to get all this information, but if there is a way for me to do it myself (for now) I've gotta put the work in. 

The idea with this strategy is to target heirs, relatives, or spouses that have no time to take care of properties that were literally just given to them. We will gladly take these houses off their hands and hopefully relieve them of this added stress.

@Ryan H. Listing of all the newly filed probate cases. I'm trying to ramp up my marketing and these are one of the lists that you can pay for but also gather yourself from the courthouse. Or so I've been told. But as I've mentioned, went to the courthouse and the ladies really had no idea what I was talking about.

I wonder if somebody can guide me in the right direction. My partner and I have tried going to the Bergen County Courthouse in Hackensack to try and get access to the probate list. We ended up being sent all over the place and just to end up with 2 ladies saying flat out they had no idea what this list was and how I would be able to get it. Didn't realize that was such a rare question. Anyways, if somebody that has actually gone through the process, I would appreciate little clearer advise on how I would go about it. I've tried looking on BP but unsuccessful. Thanks for any advice. 

You have to run title on all Sheriff Sale properties. We've come across plenty of properties that we were looking to pick up at auction just to find out there are other liens on the property, not just primary mortgage. Title searches cost you $75. Well worth the investment to make sure you don't inherit any additional expenses (irs lien, back taxes, etc).

@Antonio Porta. Thanks. I would love to get that information from you. Especially if its somebody that you have used and can vouch for their work. Not sure if you want to share it publicly, but if you can just pm me the info, I would appreciate it. 

@Ronak Shah  We just got our offer accepted. So we want a clear $$ amount from GC's to determine if we want to pursue this project. Thanks for the warning though. Sorry about your deal in Baltimore, but I'm in the mindset of "there's never loses, just lessons". So to me, as long as you didn't lose money, you got a better understanding of the process and what could be corrected. But I do appreciate the heads up, we will definitely run our numbers.
