Post: CPA for DST Investment Recommendation

  Hi BP forum, 

  Hope that everyone is doing well. I have invested in two DSTs. In one Delaware Statutory Trust, the properties are located across different states (Illinois, Kentucky, Ohio, Tennessee). I have no idea how to file the taxes because of this, so I would like to hire a CPA to help me out. Any recommendation of CPAs that might be familiar with DSTs?

Funny thing is that I am also an engineer, but I have not quit my job yet. Did you quit your engineering job for good in lieu of Real Estate? 

The reason I went to Atlanta is b/c it is a cash-flow market, whereas California is more of a speculative/high appreciation market. I do not really know Atlanta that well, but loved it when I visited (I had a good friend doing grad school at Georgia Tech at the time).

Yes, I do have a property in Mammoth Lakes at the Crestview properties. One thing that I faced when buying a property in Mammoth is that the selection is very very very limited and people like to list properties for high prices, with the understanding that they probably won't get that price. At this point, I am thinking that I will probably unload the property in a year or two... it seem that the prices are at or heading towards the peak so it is time for harvest. Thoughts?

Thank you! Surely, I am not heading up as often because of a newborn, but will try to do so once she is older. Do you live in Mammoth? What I find in Mammoth is that the management companies charge an arm and a leg to manage property. The companies that I have seen are Nomadness and Vacasa. What has been your experience? Do you just manage your own properties or do you manage other people's properties as well?

  Hi All, 

  I was just wondering if any of you guys/gals have any experience in exchanging a 1031 rental property into a business (let's say a franchise). Would that be an "in-kind" exchange?

  Hi All, 

Just like many of you, I am new to BP. I have two rental properties in California on my name and one thing on my mind is liability. What does the process look like if I want to convert the rental units to be owned by an LLC? Where can I find some more information? Is it a problem if one of the properties I have was acquired using a 1031 exchange? Any help would be appreciated!

Hi Scott, I am not experienced in the Self-Storage world, but I am interested. Specifically, about a month ago I went to rent a Self-Storage place and was told by the employee that it is a great business. in fact, she said casually that the late fees alone cover for all the expenses...
