Currently have a pretty decent cleaning team, but was informed yesterday there will be some changes that I am not completely sold on. Does anyone have a recommendation on a good/reliable cleaner in the Gatlinburg area, we are on Ober Mountain.

So as most investors in the Smokies can attest to, numbers have been down.  May is not shaping up to be a great month, but I was wondering if changing my # of guest from 10 to 8 would help with search optimization on the booking platforms.  Might be a stupid idea, but just looking for some insight.  This year alone it seems I get a lot more bookings on airbnb vs vrbo.  I am a premier host and super host on both platforms, but  when I search my property on VRBO it seems further down on the search.  Also any other ideas to help promote properties would be appreciated.

I am currently using Boostly.  I had some issue in the initial setup, but they were very responsive and worked quickly to get it resolved.  I would recommend.

Is your wall to wall insurance cost an actual quote you got from an agent? I have a STR in Pensacola beach and the insurance rates sky rocketed this year, not even close to $1,800 If you got a quote for 1,800/yr please let me know who you went through.

Check out Boostly.  They help create your website, and mine ties into my Hospitable channel manager.  The initial setup is a little pricy, but I feel they provide a good product

I really appreciate all the insight!! I am a premier host and the Pensacola listing is definitely more seasoned.  I just received my first 5 start review thru VRBO on the Gatlinburg listing.  I guess I just need to give it some time.  Again thanks

I've been in the short term rental game for about a year.  I have one property in Pensacola, and picked up another one about 3 months ago in Gatlinburg. I had a question about my VRBO listing in Gatlinburg.  To start, my Pensacola listing shows up whenever I zoom in on the exact area or pretty close to the area of the listing, no matter if I put any dates or filters in the search.  However with my listing in Gatlinburg, I can zoom into the exact street of my listing and it will no show up unless a specific date is entered( dates not booked).  Does this seem right?  VRBO is telling me that's the way it is. This seems to put me at a disadvantage as not every guest looking always enters dates.  Any help is greatly appreciated!

Does anyone have any experience with short term rentals in Europe? Currently have a couple of STR's in the US, but have seen some good looking, affordable properties in Spain, France, and Italy. Would hopefully self manage, does anyone know if this is a viable option?
