I agree with, Joe. Why would you want to leaseback? Sounds more of a headache, when you can just flip or wholesale out of it. Curious to see how it goes, and if there's any potential for a partnership.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $93,000

Property has appraised for $258,000. Currently trying to execute a buy and hold but will fall back on a fix-and-flip if need be.

What made you interested in investing in this type of deal?

The area pf the property, the potential to return life to it, and the in-laws quarters in the back.

How did you find this deal and how did you negotiate it?

I found this deal about a year ago and it did not take much negotiations.

How did you finance this deal?

Hard money lender, from local lender Entrust Capital. At 7.99% for the first three months, and market rate + 7.99% starting month for. Repair escrow account of 67k included in my loan.

Investment Info:

Single-family residence wholesale investment.

Purchase price: $105,000
Sale price: $115,000

Client was distressed due to renters, offered to put home on market to get full value but he liked my cash offer better. Wish I had the creative financing to whole tail but the timing wasn't right.

How did you find this deal and how did you negotiate it?

Previous client. Not much negotiations, offered to list on the MLS but client wanted the fast close and to move on from the property.

Lessons learned? Challenges?

Wish I would have been more patient and shopped around with different investors.

I'm supposed to close on a flip soon and I have a cash investor who wants to put a lien on the property that says he will be paid back in full once the house sells. Any recommendations on going about this?

@Tudor Sabie haven't closed yet, but exit strategy has been and will be a flip but I began thinking and seeing if I can be creative with the financing to get my first BRRRR
