I am having trouble finding a lender for the following structure.  This is my first investment property.

Built in 1930

30 year term

Looking for finance 75 % needing 105k

Having trouble finding a non recourse lender for my self directed IRA. House was built in 1930 and many lenders want 40% down. Credit is excellent. Trying to coming up with that high down payment. Under contract for 140k. Thanks guys!
