11 month seasoned sfr, owner occupied in Santa Ana worth 1.1M +/-.

790 fico, $715k first w Chase - Chase bought loan from originator, LoanCare LLC

We have extremely low net income on tax returns for 20 and 21. wife and I are self employed managing our mom and pop development group. So if my rough estimate of 1.1m is in the ballpark, am i a canidate for a $200K heloc. I want a heloc and NOT a loan. The funds will be used to build 1 ADU on same property and for purchases and deposits EMD of real estate going forward. Happy to discuss creative ways to secure heloc asap.

in California there are hundereds of non-profit companies that are very well funded that pay young adults or anyone to just cause problems. their job is to use whatever is the issue of the moment to create victims and rally victimhood. They are paid for this like a regular job. and they consider this a regular career.

We do honor and follow and respect Fair Housing laws as we understand them.  

Generally, interacting with these warriors are just lawsuits waiting to happen.   It is their way of being to be on the hunt 24/7 for situations, businesses or people they interpret are victimizing them.  This is what they do in their day jobs.

They are paid and bonused to cause problems.  Do I have to rent to them?   

Will i get cancelled for this post.  Is it possible every landlord is on track for eventual cancellation.? Maybe at least in California.

Good morning,

We are experienced operator with very little experience with equity loans or heloc......never done one. I Have been floating ideas for several years to guys that have experience with how to use my equity to do deals. no progress on that front. Now maybe we are more ready. Finally, the last 12 months i have i refinanced most of my stuff into favorable loans that maybe i can take a second and somehow tap this equity to do deals in this impending buyers market. I am a long termer, so don't need anything immmediately..........but if its there i could move immediately. My wife and I are mom and pop investors with well over 100 deals successfully completed. We both hover around 775 to 800 fico's. We own our current properties in 12 year old California LLC. We self-manage all our properties.

We have a 10 unit  - with $1M in equity - 10 years self manage - 4 years into Chase 5 year at 3.71%

4plex  - $300k in equity - 2 years self manage - 8 months into 30 year fixed at 3.5%

Triplex - $400k in equity - 50% partner with daughter - 3 years self manage - 30 year fixed at 2.99%

SFR - $300k in equity - we live in house - 8 months into 30 year fixed at 3.5%

looking for an expert to help us navigate, and put this equity to work.

I am in Santa Ana just starting the process. Have calls and emails out to planner at Santa Ana who is coordinating the ADU program. Any insight you have would be a great BP convenience.

Good morning Leon,

I am just starting the process today to understand the process of ADU & Jadu in Santa Ana California. I have a triplex. Would be interested to see how things went for you. I executed the 7th ever ADU in Los Angeles in 2015, before this was ever a California law, so I have a little experience. But don't know much at all about Santa Ana. I will reach out to folks in this thread that have Santa Ana experience
