Thanks everyone for your imput, let me make this a little clearer.  It's suppose to be the realtors property and the realtor is willing to sell it but the title is not clear.  I'm trying to be a wholesaler but I don't want to dump just anything on anyone, what should I do?

I'm trying to make a deal with a realtor on a wholesale deal that has a property for sale but can't get a clear title,
