Thank you all very much for the quick replies.  How difficult is it to find quality tenants (i know they will be low income typically and have some issues but hopefully you know what i mean) and how long are properties vacant typically?

Also, with respect to the city - how is the city on zoning and code violations? in other words, are they out to fine people or is it reasonable?

Lastly, how is the crime rate? I've seen some reports of significant crime and whilst i'm used to investing in higher crime areas, there's crime and there's CRIME :)

Hi all

I've been offered some property in Leavenworth, KS and also Bonner Springs, KS - I'm not familiar with the areas. Before I move ahead with due diligence, could those with experience in the area give me some information on it in terms of rental demand, crime, general economy, demographics etc?

These would be buy and hold rentals (predominantly single family - mixture of 2 & 3 bedroom homes) so i'm not looking for the ability to flip or on-sell, really just to hold for rental income longer term.

I trust my attorney to set up my asset protection so will side with him on that but want a good CPA to work with. 

I wasn't expecting to have the issue with my CPA otherwise I'm definitely a long term planner that does things early.  

By the way, you guys do great work at Pine financial, love your seminars!

I should have said it doesn't need to be in Colorado Springs, I'm happy to travel to Denver or anywhere else in Colorado for the right person.

Hi all

I'm hoping to get a referral to a good accountant / CPA in Colorado that specializes in real estate matters please. 

Need them to be familiar with different asset protection strategies and entities / structures like LLC, family limited partnerships, trusts etc as well as the obvious stuff like depreciation and so on.

Want to build a long term relationship with them so I can grow with them as my business grows.

I use all the ones you mentioned.  But, there's no way to truly know unless you go there yourself.  Also keep in mind that everyone has their own opinion.  You may like a place that someone else doesn't and vice versa.  

I buy it of state in Columbus, OH and my realtor makes all the difference in the confidence I have.
