I highly suggest finding a group through meetup.com or Biggerpockets tools.

Also, if you already have enough money saved to invest, people will have more tendency to lead you and help.

These are all great questions, looks like you have the right mindset. You are going in the right direction.

If you are not planning to retire in the next couple of years, and refinancing, buying a great deal in a good area in which cash flow more than your extra mortgage payment is the way to go. An extra $176K can easily give you $1500 a month cash flow passively. 

That's for passive turnkey investment. If you want to actively do business, then that's your seed funding!!

It's great to see that a family is considering investment the moment they are in the USA! That shows how powerful the US market is compared to other parts of the world. 

If you are really new in real estate, I highly recommend doing deals with experienced people/mentors. 

Can you make it clear; are you looking for advice on the deal you mentioned or you are simply looking for general investment advice in real estate? 

Also, why would you pay cash for the deal when you can leverage your money and boost your net worth by a big margin?

When people use the word "creative funding", it's just another way of saying someone else's money, and that money comes with interest and risks. As you are just starting out, I don't want to recommend any hard money lenders, etc. I really hope you find good/friendly/local contractors and lenders, to achieve your goals. Keep looking in BP forums, you will get something.
