@Russell Brazil I often read your posts about Frederick. What are your thoughts on buying new construction properties in Frederick MD as buy and hold and then renting them out? Or even a model leaseback? Also any particular areas in Frederick you recommend?

So our usual "safe" strategy has been buy a new construction home (170k), rent it out for 1400, and pull in about 400 dollars every month. Pretty straight forward and easy. Now thinking of going super aggressive but not sure we are ready. There is a land on sale for 20k cash. If I buy that, and build 3 homes, and then rent those out...how would I do that? I don't even know how much it costs to build a new home, permits, what type of loan to get, who to contact for construction, etc. Can you give me some pointers and food for thought before I purchase so I can see if this is our cup of tea? Thanks!

Thanks @Pearce G. What's a good ROI? Am I average or on the better end? Not sure what the goal ROI should be. Thanks for helping me learn. The tenant will be there for a few years and there is no property manager.

Hi All,

This is my first time here and first time closing on an investment. We are buying a $170,000 new construction (built through a company) with 20% down this week. Mortgage will be 780ish plus another 200ish for escrow so 980ish per month. We have a tenant for $1395 per month. What is your feedback on this? I see people are buying very cheap homes (30k etc) but we have a small family and 2 full time jobs so we thought we should buy brand new so warranties would cover everything, it'll be low maintenance, and there will be appreciation as more houses grow. What are your thoughts on our strategy? Please offer feedback to help us learn. Thank you so much!
