60k in savings and then chapter 7 filing, Something just doesn’t adds up. With that said, I year up front eliminates the risk completely and gives you equity to enter another investment. One thing to make sure, collect overlapping payments, for example she paid for a year from dec 2017 to dec 2018 , collect the rent for January 2019 in dec 2018. Other that I would approve her in a heartbeat. Good luck
