Hi BP -- 

I am selling one duplex in Columbia and a single-family home in Sumter. Please review the details below and contact me with serious inquiries only.

Tenant pays for all utilities; owner pays for lawn service.

Found a duplex that I'm interested in employing the BRRRR method. However, if I rehab the duplex, there are no comps, thus the appraisal will likely not hold. The potential rents as a duplex are great.

If I rehab as a SFH, the comps are great, but the rents are not. There are many comps for a SFH as this is in a great location.

What do you all suggest? If there was only a way to appraise as a SFH, but keep/rehab as a duplex. Open to any advice/opinions

Looking for cleaners to service property in between guests in Columbia SC. Any trustworthy and reliable recommendations will be helpful.

Thanks fellas. I’m assuming you guys are talking about commercial loans?

I’m trying to decide whether a commercial or conventional cash out refi is best. The one thing keeping me away from the commercial loan is the maturity period. I don’t foresee having the capital to pay the loan in full in for example, 5 years, so I would then have to refi again, which I’m hesitant to keep doing on the same property.

I like the idea of one refi to take the majority if not all my equity out and go to the next project.

Thoughts? Any conventional lenders who are flexible on seasoning periods?

Purchased: $135k with 25% down ($101,250)

Rehab: $12k

Appraised before rehab: $210k

Comps: $220

The monthly cash flow is great, but I want to begin my next project.

Not sure I understand you. I have already closed on the property. Rehab is complete and tenants are living at the property.

I need to cash back refi the current conventional loan.

I got a conventional loan on my investment property that I plan to BRRRR. Rehab complete and tenants have signed lease and moved in about 1 month ago. Looking for lender that will allow cash back refi before typical 6 month seasoning period. Any suggestions?
