My wife is a Realtor in Colorado. She's been doing relatively well and she's considering moving brokerages to not have to pay such a high commission split.

We have a friend that has his own Real Estate brokerage, but he's never hired any agents before. He offered to let my wife hang her license under his brokerage as long as she can figure out the process on how to get registered properly and she had to buy her own E&O insurance.

Does anyone know how the process of adding a Real Estate agent to a brokerage works?

I've never had an issue with a contractor when I've asked for partial lien releases. I just feel it protects me that I have documentation both from my HML and my Contractor that work was done and paid for and that if anything happens it limits my potential liability.

It was just the way I was taught.

Yes I do.

Hello fellow investors. I had a contractor start great, but recently he's been AWOL on a flip that I have going in Earlewood.

Can anybody recommend a contractor that can come in and finish this flip out for me?

I currently do fix/flip investments and have had projects both in Colorado and South Carolina, and invest in Notes. Please feel free to reach out if you ever want to discuss anything.

I recently bought a property to flip in Columbia (Earlewood). The property itself is progressing really well and should be on the market soon. The lot the property sits on was big so we were able to subdivide it. There has been some newer construction in the area as well.

I'm considering just selling the lot, but recently I thought of possibly keeping the land and building a new home and either selling it or keeping it for cash flow since at this point the land is free. Does anybody here do new construction I'd love to talk to you about what I can do with this lot.
