I have a single home on a R3 zoned lot in Cobb County GA. Does any one have any advise or connections to help add two more homes or tearing down and building 3 homes on the property?

I'm currently using apartments.com to collect rent and love their service but it don't allow reporting to the credit bureaus.  I've heard Cozy as a good recommendation but that service is no longer available since apartments.com bought them out.  I see several websites that do this but am looking for recommendations from BP.

@Carolyn Fuller I heard Cozy was great but unfortunately when I started renting out my homes it was not available anymore so have only been using apartments.com and it has been working great for me. Maybe since I never used Cozy I don't know what I'm missing. I love the fact that they will place a sign on the front yard with the apartments.com logo. To me this gives it a better look and makes it feel more legitimate than having a generic rent sign.

Zillow is great to find tenants and well worth the $10 a week to list. I was able to get so many inquiries in the first 3 days. I also get a good amount of inquiries from apartments.com. I prefer the tenant screening on apartments.com so I just tell everyone to do it there. I tried Zillow application/screening but find it is not as comprehensive as apartments.com.

I loved the leasing agreement on apartments.com. it's a wizard format where it asks you questions and then generates the agreement and sends it to all parties. Everyone e signs it and your done. On Zillow you have to upload it. I also find their payments feature very helpful.

Please let me know if I'm missing something that would make another service better.

I recommend LVP. I was able to get it at $1.89 for a grey 5 mil.  I put it in two of my properties and am supper happy.  Everyone that came to see the house, when I was looking for a tenant, loved how it made the homes look.

I use https://www.primecabinetry.com because they have specials and great quality.  I bought white shakers from them and opted to assemble myself.  You can pay more and get them already assembled. On my last property I was able to paint them and they turned out great.

@Kiet Ho I bought my first rental all cash but went the BRRRR strategy rought. I renovated it then took my money back out and now looking for another rental. So, I would say it's great to buy cash to get you into a BRRRR.

I can see that you don't want to have a mortgage on it so you don't have to worry about the payments. If you buy a good deal you don't really have to worry about that because it will have good cash flow. You will also be able to reuse your money to money more deal faster.

I'm a BRRRR investor and would like to connect. I'm currently going to the renovation part of a property in Acworth GA.
