Thank you for the thoughts. I appreciate them. I won’t do a college savings account because I do not like the idea of tying up money that can’t be used elsewhere.A 529 just won’t cut it. I’d much rather a 4 plex that cash flows and try to have it paid off by the time the kids are of college age then they can use that asset to support education beyond high school. 
I know my son wants an asset because he sees and watches how I’m growing my income. So my search for something that I can put a little money into shall continue.

I thought about it. We are in CA and I don’t really deal hunt here. It’s stupid crazy. I’ll check fundrise. I’ve never looked at it closely. 
Deal machine could be a fun place too. I hadn’t thought of that. Thanks for the suggestions.

The rule is at 10 years old you have to read Rich Dad Poor Dad and then again when going to be a freshman in our house. We play cash flow and now my son asked me for an assets (real estate) for Christmas. He's like something that cash flows. I'm thinking something like minimum investment in a REIT. Might anyone here have a suggestion or referral? He's 10, he's not getting a four plex yet. I'd like something he can look in on and watch grow.

I'm a local Realtor in San Diego. I would hold through till spring at the very least. The market has become somewhat slow. Right now the inventory is building up and there is not the usual frenzy of activity. All the agents  I've been in touch with are slow right now. 

Given your area why not consider doing an AirBnB? Short term people perhaps parents or visiting professors could be your target demographic.

Investment Info:

Large multi-family (5+ units) commercial investment investment.

Purchase price: $12,700,000
Cash invested: $100,000

We are taking this property down. Right now we are in the middle of an equity raise for this deal. We spent most of the year trying to get one. Now we are off to the races!

What made you interested in investing in this type of deal?

My partner and I focus solely on value add apartment complexes.

How did you find this deal and how did you negotiate it?

We built a strong relationship with a broker and he brought it to us.

How did you finance this deal?

We are in the middle of the capital raise as I type this.

How did you add value to the deal?

Still to be done. However with will add in $3,000 per door as the units turn over to be able to raise rents and spend approximately $250 per door on the exterior to bring the property to life once more.

What was the outcome?
