Wondering if anyone has any experience syndicating deals with no sponsor equity contribution.  If so I would appreciate your comments on how to go about structuring the deal to provide investors "peace of mind" even though you as the sponsor are contributing little to no capital.

I have syndicated about 10 deals in the past but have always contributed about 10% of the capital myself.   Wondering how to get into larger deals where I may not be in a liquid enough position to commit capital.

I am an active investor in Yonkers and currently own a portfolio of residential multi-family properties throughout the city.  I am bullish on the city and I am always looking to add on to pickup additional properties.  I specially like highly distressed value add properties since I also a partner in a construction company and we do all of our own work.    I am happy to share notes or take a look at any multi-family property you would be looking to wholesale in the city.

Hi Richard, I ended up pulling the trigger last week.  I will officially get started with the program once I return from honeymoon in early June.   So far though the interactions have been great and everything has been pretty transparent.    My only concern going into this was whether they would try to include my exisiting porffolio of residential properties into the profit split but they made it clear that this would not be the case.   You only profit split on the commercial projects which you work on together, anything on the residential side is excluded.

Let me know what you end up deciding on.  Would be great to share notes.

@ Joe Fairless, I am considering signing up with Peter Harris, curious to hear how you ended up doing with his program.  Would you still recommend him?
