Wow it sounds like your friend will prove to be a great resource to have to get you started.  Did you say he was in Cleveland or in Florida?

 I would have to agree with what you said about Cleveland holding a lot of loyalty and pride as compared to what others whom have never visited might say.  There are a number of great neighborhoods that have sprouted up around the city in recent years and from everything I've seen it appears these areas will keep growing in the years to come.  

If you do decide to pursue the Cleveland area let me know if I can help in anyway since I live just outside the City on the west side.

What has caught your attention in Cleveland and what neighborhoods are you considering in the area?  I'm just getting my feet wet up here so I'm interested to know what caused you to look in Cleveland being from Florida.

We are getting ready to rent out our first property which is a 3 unit and we're thinking it would be a good idea for the property to have a security system in place.  It's right on the edge of the very desirable location of the neighborhood and a portion of the neighborhood that hasn't completely transitioned yet.  Does is makes sense for use as a landlord to have a security system installed to monitor each of the 3 units or is this something we should leave up to the tenants?

I live in Tremont and currently own a 3 unit property in the neighborhood as well.  I'm looking to acquire more properties in the area so maybe we could chat.

Thanks for your input Christian, this property is actually on W 6th which looks more like an alley than a street.  I don't think there would be a huge demand for a spec build on this particular street at this time.  

I bought an existing 3 unit property in Cleveland OH along with the empty lot adjacent to it which I'm looking to build another 3 unit, 1000 sf per unit multifamily on.  The properties are located in the neighborhood of Tremont and I wanted to see if anyone had advice on what the $ per square foot budget should be for this area?  I want to attract high quality tenants so I'm thinking finishes a little on the higher end, but not so far as to surpass what will contribute to increased rent.

Post: First encounter with vandalism

So last night I had my first encounter with vandalism on a 3 unit property that my father and I just bought and are rehabbing ourselves.  I got a call from a neighbor around 8pm informing me that several teenagers were on the porch kicking out the handrail.  I live just down the street so I got over there quickly, but the kids had already left and the porch handrail was sprawled all over the driveway.  I called the police who arrived around 20 min later and filled out a report, but they expressed concern that the vandals may return and try to enter the units which contain tools and new finishes.  I will have one of the 3 units occupied in the next 2 weeks, but we still have quite a bit of work to do on the other 2 and it may be another 2 months until I have it fully occupied.  Does anyone have any tips on what could help serve as a deterrent for vandals coming on the property while we are finishing up renovations on the units?

@Jaren Barnes I'm currently targeting multi family buy and hold in the Cleveland Area, but I'd certainly be open to single family if the deal made sense.  I'd also like to get into flipping eventually after I get my feet wet.

Hello,

I'm new to bigger pockets as well as real estate investment. I've been listening to the podcast and reading some of the recommended books for the past couple of weeks which has really gotten me motivated and excited about moving forward with REI. I'm originally from the Cleveland area which I came back to in 2011 after spending 5 years in Columbus OH and 3 years in Washington DC. I currently live in a very popular rental neighborhood just west of downtown Cleveland.

My background is in commercial construction management which I've been doing for the past six years. Just recently my father and I stumbled upon a 3 unit property just a block from my house that we decided to buy about two months ago and have been working on the rehab ourselves with the intent to hold onto and rent out. Now we're looking into acquiring additional properties in the same neighborhood, but we are still very green when it comes to REI and rehabbing the properties ourselves is turning out to be rather impractical due to the time commitment and lack of specialized skills for all of the different trades.

I'm hopeful that joining the bigger pockets community will help me to accelerate the learning curve involved with getting starting in REI as well as help me to establish a network in the industry that is going to be essential for my success. I look forward to getting to the point where I can start sharing knowledge and lessons learned to contribute to the BP community.
