@Lynnette E. Yeah I think I can tailor my lunches to be early, on time or late. Makes sense that maybe I can start/still work early just to pop in, or pay a friend/agent to do a random check for me.

@Lynnette E. That's really good advice. I think. learn communication on who is allowed to approve what/when is crucial. At this point I think I'll just do better research and wait until I'm home for good.

I read in J. Scotts book that ideally you would want to show up at random times to ensure things are going as they say, but Idk how that is expected if people aren't doing this full time. I'd have about 2 months of leave when I get home so I could do that but afterwards I might have to hire some help.

@Larkin Adey funny how 95% of responses dealt with numbers only. If I didnt live in the same city as my father and he were in that condition, I'd probably ask the landlord if they were aware. If they were, especially if this guy has a disability, I'd be pretty mad that they chose cash flow over concern for someone willing to live like this.

With that being said, if the guy can afford to smoke like a chimney, he can afford a pack a days worth of rent each month to begin replacing things there.

This is worse than FOB dahlke/shank. Except he has a toilet lol.

Have you had experience hiring assistants for these things? If so, what kind of rates have you seen? I'd be interested if it meant I could get a project going sooner, but only if I felt comfortable with the person/price.

Lets say for example you're flipping a house and have decided the project has 5 phases where the GC gets paid upon completion. If they are in between phases and you decide to fire them, do you pay a daily rate for what they had completed? Is it an all or nothing usually? Whats the common practice here? 

Does your contract usually have a clause for non-payment if terms are violated? How do you structure it to protect yourself from a lawsuit or potential issues down the line? 

If I have to fire a GC for not showing up (example), but the rest of the work was done correctly, how do you structure that to pay them for the time they actually performed? I also want to do the right thing while protecting my project.

@Lynnette E. That's good though. I'm sure your understanding is appreciated by him and will strengthen the work relationship. Plus if it's not a rush then no harm in waiting for the right person to return.

I still wonder if it's something I can manage by hiring assistants to check in on it and take pics/videos when I'm not there. My realtor has done flips and my friend knows requirements.

@Lynnette E. Ah okay so it was clearly a legitimate circumstance. Sounds like he was honest about their ability too. Were you able to fill in that gap or just wait for them to return?

@Evan Polaski for now I plan on HML with a down payment until I build up enough cash to purchase outright (with a cash reserve for emergencies).

I just got my LLC created so by the time I get the banking and preapproval lined up and the insurance I'll be a little closer to coming home. At that point I'd still like to make offers, knowing many will be rejected so I can at least get my foot in the door. If theres a great deal I'll probably jump on it and pay for assistance to oversee until I can get there full time.
