Hello everyone,

i have an owner is looking to sale 5 duplexes at a great price. They are all rented and producing great cash flow. He states he only wants to sale as a package.

I contacted Wells Fargo about financing as we have done other business together. Im waiting on a response. Is there financing available for this? What are my options. Hard Money? I have never dealt with hard money only traditional financing. The seller doesn't want to carry? I cant pay cash for entire property.

This makes sense. So some banks allow 10%~15% seller financing. Are these portfolio loans with community banks?

Hello,

I have a deal for a 6 unit apartment with great cashflow. Just wanted to ask more experienced investors that if the bank will loan 75%~80% do they allow the seller carry back the remaining balance? Should I shop around for banks to see. Which will allow this or are lenders now a days requiring skin in the game?
