@Larmon Cummings Jr thanks for sharing your story. It has definitely help me tighten up on some things. I don't understand why realtors get so upset with wholesalers like they are cutting in on the deals they are closing. There is more than enough for everyone to be prosperous. I think this deal would have been a success instead of a lessoned learned if you would just have double closed. You clearly stated that you had a cash buyer ready to close, so I don't understand why everyone is talking like you didn't. The main issue seemed to be that she was uncomfortable with the spread. It's not like you were being unethical, and at the time you stated you were not licensed yet. Wholesaling is going to be around regardless of what realtors say, there will be ways to get it done. Keep striving!

@Steve G. I attend a few in my area. I will follow your advice and see if anyone can point me in the right direction.

Checking with my Title company is a really good idea. I will follow through with that and see what I can come up with.
