I’ve had heard conflicting information about Carrick Pa . Some say it’s a decent area and others say it’s infested with drugs specifically heroin. Does anyone have any experience investing in Carrick ? What has your experience been there? Would you invest in Carrick again or would you choose another area?

So I came across a vacant lot opportunity in the northern side of Kensington, closer to Kensington and Allegheny. I was skeptical of this idea originally because of how bad the area is . Literally and open air drug market, although i have seen what investors have done in East Kensington, Port Richmond , Fishtown and can’t help but to think investors may find their way upwards. Especially since it’s so close to 95, and the Market Line, close to downtown and other hot spots. Does anyone know if investors may be working their way up into Kensington at any point or will I have to wait this one out for 10 + years if I buy??? I also noticed many out of town investors buying land in this part of Kensington as well. Your answers are greatly appreciated!!

I know we are still in the middle of a Pandemic but I was hoping some of you who are familiar with the current trends in the Philadelphia market can help me out . I would like to know where exactly are the hottest flipping areas in philly currently. In addition I would like to know if there are any plans to completely gentrify areas that are completely terrible now. Essentially I would like to know the areas that are really hot now and also some areas that may completely change in the future. I’m planning on buying land in some underdeveloped neighborhoods and hoping this investment may pay off in the future.
