I agree with Joshua Dorkin, no one even talks about Google Hangout let alone use it. Skype is the main player especially with Microsoft funding their operations.

Rob Condy the only way to find out if something is up to code is if it fails inspection. Other than that being near a school can make any property look good because students just want a place to live with so much demand outweighing the supply on many college campuses. Developers can't get the apartments/dorms up fast enough.

Pricing varies for the product and labor throughout the country. I'm sure if you quoted those prices in the NY/NJ area where I am it will be a lot of higher. If your contractor is a colleague/friend the labor rate will be much lower as well. Hope this helps.

Thanks for the update on apartment construction in your area! I know some markets are going to experience a lot of new units coming online this year which will have an effect on rents going forward.
