Hi all, been looking at some smaller markets to invest in. Curious what some of you use as guidelines for what may be 'too small'? I have heard a few investors say they won't touch anything with a population smaller than 10,000. Have any investors found good success in smaller markets? The fear is not filling vacancies if the population is too small. Thoughts?

Tanner, did you end up buying a duplex? It's a great idea if you can swing the numbers. I would be happy to help you look. My first purchase was a SFR with a basement rental. It might also be worth looking into a 4 or 5 bedroom home and renting out the bedrooms. There is a lot of demand for single bedroom rentals as well. Let me know if you want to chat.

Following up on this thread! Did you end up getting a property here in Utah? Let me know if you are still looking for an agent. I would love to connect. If you can't find places in Park City, I have also seen a lot of rentals near the base of canyons so you still get winter rentals, but off-season rentals do well too because it's closer to Salt Lake.

Looking to invest out of state, but with the recent wave of appreciation, does the 1% rule still exist? Looking for some motivation to keep looking out of state.

I live in a market that has seen insane appreciation where the 1% rule is now more like the 0.4% rule. None of it makes sense unless you have a huge down payment.

Looking to rent out my basement and curious what people use for a contract? Can you use a standard one or do you need to add some provisions since you live there too? Just want to protect myself as well as have an out if the tenants are super loud.. What has worked best for you?

Anyone had success with investing in Tax Liens? Where did you buy them, how much, etc. I have heard of a few people getting their first property through tax liens (although, you probably just invested for the interest, not the property).
