Jon, I love the hipsters for that reason too...they are driving much of our cities growth...... I just hate when they crowd out my favorite coffee shops. I hate having to wait for my coffee. LOL:-)

I'm glad I'm not going crazy, I knew that was high.
I am also a proponent of getting three bids on everything, I am new to having the property managed (used to do it myself) and was thrown off guard by the prop manager's defensiveness on me wanting to get other quotes so I wanted to make sure I wasn't being unreasonable!
Makes sense that it's a revenue stream for them and I'm fine with people making money where they can, but only when there's transparency about it and not just someone trying to pull the wool over my eyes. I am curious if they will disclose to me if I ask directly about their relationship with the roofing contractor. Glad to know that this is not kosher (atleast in CO).

Hi there,
I got as call yesterday from the property manager on a roof leak in one our SF properties. We've had two very strong rain storms over the past thee months and both have caused the roof to leak in one area. I'm not sure why the prop manager didn't get a quote to me the first time around, but apparently the tenant is very unhappy and wants it fixed asap. Hence, I had the prop manager calling me yesterday afternoon at 5 with a quote for repair which seems really, really high for the work involved. I told him I would like to get another quote and he came off as very pushy and defensive about his contractor and the need to get this done as quickly as possible. So three questions for you guys.

1. Is it not the norm to ask for another quote or two from someone else? Are you supposed to just blindly go with whoever the prop manager has contracted?

2. Do prop managers get percentage on contracted work?

3. Am I imagining it or is $1150 a high cost for the following:
-pulling up shingles around chimney
-redoing flashing
-installing a water/ice barrier
Seems outrageously high for the amount of work involved! I would have estimated it be around 3-500 tops.

Any input is appreciated even if it's just to tell me I'm being a pain in the butt and that the quote is reasonable.:-)

Hi BP members! I'm Robyn and my husband's name is Kyle and we are both so excited to have found the bigger pockets community. There is such a wealth of information and helpful folks on here, it's awesome! We are currently starting work on our third buy and hold. We are relative newbies to the game and are looking forward to learning as much as we can to avoid costly mistakes, of which we've already made a few. We are planning on kicking up our game and transitioning into RE full time over the next two years. We welcome any networking and advice and are especially interested in meeting other Austin members!

Yea, that definitely has the red color scheme going on! Just my two cents:
I'd power wash that stone veneer and grab one of the colors out of there to paint the siding and the brick. I know some people arent fans of painting brick, but i love the transformation it can give a house. I'd also change the roof. I've heard about people actually painting shingles with a certain kind of paint, although, Im not sure if it does a decent job or not. Interesting thought though. So basically you'd be using that stacked stone to come up with a color palette. Also, I'd take down the metal awnings, get a nice front door and add some key landscape elements to balance out the front. That house could be really gorgeous!
