Hello All,

I'm looking to work with a great commercial broker in the northern, NJ area to help me locate a value-add apartment community.  If anyone could recommend or refer me to one or several via this post or personal message it would much appreciated! Looking to focus in, but not limited to, Bergan, Middlesex, Monmouth, Hudson, Essex and Morris Counties.

@Sharad M. Sorry to hear about this frustrating experience, 

I don't know what you will think of this idea but thinking creatively and advice from @J Scott , train you're own wholesalers. Take newbies who want to get into the RE game through wholesaling and train them on what you want, looking for in the due diligence process, what price range, books and articles to read to get better, what marketing you think gets the best properties in your area, etc. 

I personally thought it was a great idea and not only offering an opportunity for that person to gain knowledge and experience, but it saves you lots of time and frustration. The give is giving them your time to train them, the take would be that they know exactly what you want and will start sending you off market discounted properties full time. 

Hope you haven't written wholesalers off completely :)
