I'm Confused on the 1% Rule... I've read Brandon's RE Investing Book, David Greene's Long Distance RE Investing, Tax Strategies for the Savvy, Rich Dad Poor Dad, Chad Carson's new book on Retiring Early w/ RE, etc. Love it all! I need a simple formula as I'm in the middle of a negotiation right now and trying to squeak out every penny. I'm not sure I need to be so tight: What is the formula used in calculating the 1% Rule? I've only seen one person spell it out clearly, but I'm not sure his method is how everyone else views the Rule.   I've always been lead to believe the 1% Rule is: Monthly Rental Income/Home Purchase Price... Is that what you think or not?

I'm wondering if anyone has worked with JWB Real Estate Capital in Jacksonville, FL.  If so, I'm curious if you are pleased with the services they have provided as your property managers, and if you are "surviving" with the low returns that their turn-key solution offers.  I'm also wondering if you begin to feel better about the investment over time, and as you become more confident in the performance of the properties they sell you?  Any feedback you can provide would be greatly appreciated.  Thank you!

I'm curious if anyone has worked with JWB Real Estate Capital and their turn-key solution in Jacksonville, FL.  And, if so, what was/is your experience with them?  I'm curious as to whether or not you are cash flowing and how well, and how long it took to obtain decent cash flow ...  also wondering if you are pleased with your Return Percentage when not including the Principal Pay-down on your mortgage and the estimated Tax Benefits  - Thank you!
