I have three rentals in Miami and I absolutely provide shutters for my properties. You need to protect your property and your tenants safety by having them. During Hurricane Irma last year I had one tenant who I contacted and hadn't put up the shutters, I was happy to pay for someone to go out there and put them up for her. At the end of the day nothing happened, but I was glad to have the peace of mind knowing that the windows weren't going to blow out and cause damage or injuries. I consider it a cost of doing business in South Florida.

I've been using Simplisafe in my vacant properties and I my personal residence for a few years. It's a great system. Works off cell towers so no you don't need WIFI, as long as you have cell service in the area you can link it up to the dispatch center. 

I also live in the Miami area and have had several AC units replaced in the past few years at my properties. First thing I will tell you when it comes to HVAC, especially in our climate is that never take the lowest bid from any contractor down here. $250 for all the work you described is EXTREMELY low and I personally would never hire anybody who quoted me that. If you provided the units and just needed installation then I would expect easily more than 1k for somebody competent to do the job.

That being said, regardless of how low the quote was, you paid for a job and clearly the unit isnt working. I would not pay them the full amount until they send somebody out to fix it, and you need to ask for an invioce which shows exectly what you are being charged for. I doubt at this point they will put a lien on your property. Good luck!

I have a SFH which I'm currently in the process of updating to get it ready to rent. The house was built in 1961 and has one of the old type screw in fuse boxes instead of a breaker panel. Electrical work is not my strong suit and I'm wondering if this is something that needs to be upgraded? I had a previous tenant who lived in the property for 3 years and never had any problems with the electric, but I don't know if the old fuse boxes pose any sort of safety problem.

Hi BP,

I've been a long time lurker here and this site has been a very valuable source of information, so I decided to post today. I'm fairly new to RE investing, started about a year ago. I currently own two SFH in the Miami area. One which I just rented out yesterday to my first tenant ever, and one that I will be rehabbing in the next couple of months. In the future I hope to get into some multi family properties. Anyways, I look forward to networking with some of you and being a part of this great forum.
