By not advertising the address online you are eliminating 95% of your possible target online customers.. and "for rent" signs are THE number 1 way to rent your property.. period. You need a comprehensive marketing plan. It sounds like you need to hire a leasing agency.

Wholesaling actually makes a lot more sense when you are a licensed brokerage.. I don't see it being very profitable otherwise..

^^Real Wholesalers actually do buy property in bulk and sell below market value.. BUT.. The new trend in "Zero down / Get rich quick" real estate education is teaching wholesaling.. I feel like it gives "wholesaling" a bad name.. I love this topic BTW..

Investors use our firm as buyer agents simply because we are also leasing agents. We know where tenants want to live and how much they will pay. We just found a niche and became experts. If I were you I would focus on becoming an expert on rehab budgets. Find a way to do extremely accurate budgets.. fast.. maybe advertise on craigslist that you do budgets for your clients on the spot! That would be impressive!

I have 12 sfr 2 duplexes and a commercial building.. and I use a property management company for rent collections, maintenance, and rehabs. I own a leasing company that handles tenant placement for the management company that I use.. I see and approve all rental applications, and maintenance calls so I am very involved, but I couldn't function with out a great property management company to help me out. My office is actually in the same building as my property management company and my employees constantly interact with their employees. I guess my point is that you CAN tap into a larger system AND be very closely involved.

I have been making my own sites for about 5 years now.. (Not a programmer.. not even close).. Here is a super simple version of what I do:

1.) Get a hosting account from bluehost.com should be about 100/per year.
2.) Buy your domain name.. register with bluehost, should be about 10 bucks per year.
3.) On bluehost you can use "simple scripts". In simple scripts you can install lots of different free software. My favorite is Joomla. I have tried lots of different options and joomla is the best. Lots of people prefer wordpress. Either way its pretty easy to install.
4.) Rockettheme.com has amazing templates. Simply download and install on Joomla or wordpress back end.

I just read "Platform" by Michael Hyatt.. excellent! He goes into great detail on how to blog successfully and build an audience.. not just general motivational info.. he gives step by step instructions with real websites to use and how to use them. ooh.. and Lots of good info on "how to Twitter" too..
