Im 38 and I still can't grow a beard LOL.  Started my first brokerage at 24 and learned real quick there are sharks out there trying to take advantage of anyone and everyone they can.  Back then I figured out a few things that helped immensely.  

  • Align yourself with experienced and established investors, business owners etc.  (be confident but humble..  willing to hustle)
  • Technology.  Older people are always behind the curve.  ***Biggest business advantage ever. 
  • More energy.  Out work them.  
  • Ok with taking risks.  You're young, try something huge.  
  • Think outside the box.  Old dogs just do the same old tricks...    

In other words..   You are young, energetic, smart, handsome, etc etc..     and you think you are at some kind of disadvantage?  Ha!   you've got the biggest and best 10 years ahead of you.  go kill it..

Agree with all of the above.  Another thing to be cognizant of is the leasing / screening process.  Its really easy for a tenant to scream discrimination and extort a landlord.  much scarier than a deposit dispute or a maintenance problem.   If you use a property manager then they take on that risk.  Really they take on majority of the risks associated with a lawsuit.

Agree with @Jeff Schechter.   Indy has a lot to offer..   I would target the 65k - 120k price range.   Personally really liking duplexes (as close to downtown as possible) at the moment.  But theres a trillion different niche markets within Indy.  If you have more specific questions, there are a ton of helpful people on here.

Midwest city like Indianapolis, KC or Cleveland.  Up and coming neighborhood near something really desirable.   5 down payments at 20k each on 100k houses.  Power the notes down, pull equity and buy more.   Keep it simple :)

Looking for investment properties in Indianapolis?  I can help.  I have a much more efficient way of identifying and acquiring properties here in Indianapolis.  What I'm doing is more of a Henry Ford, assembly line version of how traditional agents work (or don't work).  Im out in the field looking at deals, and I have my agent teammates in the office, ready to put in offers, navigate inspections, handle closings, etc.

I agree with Jaron.   just because 100 people want to apply doesnt mean that any would qualify or pay rent.   But If you are going to run a test ad I would use FB Market place because you can see peoples profiles and make a judegement call on if you think they might be a qualified applicant.  A lot of people list there jobs on there profile..  a lot of other people take photos smoking weed, being drunk, pitbulls, guns ,etc...    just my 2 cents.

So...    "Near Eastside" is actually pretty broad..  There are about a dozen different neighborhoods that are considered Near Eastside.  And majority of them are off shoots of E 10th st.  Mass ave and the Highway are the western borders where properties are pretty expensive.  Its pretty well established all the way out to Rural where you see the new developments.  And then you have the pioneers moving east from there.   

Id be interested to hear about the deal.  We're pretty invested in the area.  We manage a lot of properties around there too.
