Hi BP community. 

Is anyone working with or has worked with the Wicked Smart coaching program? I learned about them from a Rent to Retirement podcast where they interviewed a former W2 FT sales guy in tech (that's me today...) turn real estate investor. He talked about getting coaching from them, and how beneficial it was for him. Truthfully, I am not that big on coaching programs BUT, I can understand the benefits of having someone in your corner teaching and coaching you on the ins and outs of real estate investing every week. I met with Wicked Smart today and was told they help you set up a lead sourcing system, help you structure creative financing - which is essentially lease option/purchase, subject to and owner financing....all strategies I am interested in learning more about. There is a not so inexpensive fee - anywhere from 5k to 100k depending on the program and they take a % of each deal. 

Looking for current or past students to chime in....Thank you!

I have two SF properties in KC, MO and I want to add to my portfolio. I'm thinking about refinancing the two properties to pull the equity out and use the cash to acquire more properties. What are people's thoughts on this strategy (essentially completing the last 2 stages of BRRRR strategy) and the timing - given the current market conditions... Thanks!

Thanks Zach. I am weighiomg the pros and cons of going it alone as I have in the past and manage a PM, or go with a turn-key provider. I believe there are a lot of benefits to going with a turn-key provider, however, and speaking candidly, my biggest hang up is that there doesn't seem to be a lot of "meat left on the bone" with turn key providers. Curious to hear your thoughts on that...

Real Estate seems like such a solo act -

It’s lonely out there sometimes! Has anyone heard of a smaller mastermind club/group that meets (remote or in person) as a team to find , analyze, support and hold each other accountable for achieving real estate investing goals?

Hello BP community! I have to admit that I feel stuck....Owned 5 properties that are a mix of SF and Multi's which I have owned from about 2005 through to the present. The last time I added a property was back in 2015 as I got busy moving, getting married, having my son and focusing on my career with a start-up. I now wanting to take my real estate investing to the next level, but I feel stuck as to what that means and how I will do it. 

Does anyone have any recommendations from books, mentors/advisors, etc., that I could tap into to get some clarity and move forward??!!
