What you describe is a situation that could happen to any landlord, really in any assets class. Buying assets in a good area, screening tenants, conducting fair business practices, using anonymity and common sense should limit your risk of violence.

I personally have not heard of ANY landlord being assaulted in all my years investing. Perhaps some of the other members have.

You got me researching legal conforming and legal non-confirming. 

From what I see, legal non-conforming property/land is essentially grandfathered for a particular use, despite being illegal under current zoning ordinances. 

Does this mean the mobile homes and or existing structures may be replaced on non-conforming properties also long as there are no additions made?

No particular reason I would be against their boot camp other than my preconceived notions about gurus in general.  At first the two grand seems like a lot, but i know its a silly frame of thought considering the amount of money I'd be spending on a park. I guess I just want to make sure im not get ripped.

@Mike G. I was looking at MHU, it is interesting to hear your take on the boot camp. I tend to be a little leery the gurus and usually the route of self teaching. Do you feel fully prepared to make a MHP investment after attending?

@Patrick M. You appear to be very proactive in your management, I am sure your tenants appreciate knowing they can reach you. I personally prefer having a google voice account for established tenants just for screening purposes. Nonetheless, I believe landlords or whoever is actively managing the property needs to makes themselves easily available.

I've decide to liquidate some positions and free up cash for other investments. I have 2 cash flowing investments that I would let to sell to fellow investors.

Investment #1

3929 N 74th Street, Milwaukee WI

3 Bedroom / 1 Bath | 1004 SQFT, leased for $1,000/month. Great tenant, pays on time, lease goes through Sept 1st. Granite counter tops in kitchen and a fresh coat of paint applied in within the past year.

Asking for 70K / Retail worth 85K

Hi guys, I've recently moved to Indy a couple months ago and I'm looking to get back on the investing saddle.  

I am going to start wholesaling once I have a better idea of the local market and neighborhoods. I would love to hear from fellow wholesalers on their experiences.

Also I would like to reach out to any flippers on the areas they are focusing on, and where they would like to get wholesale deals.

Right now I'm looking at:

Fountain Square, Lockerbie Square, Holy Cross, Fletchers Place and Meridian Kessler.

Suggestions, thoughts, comments?

PS: I would love to meet up with locals, and talk all things RE. Investor, soon to be investor, or handyman, do be shy!
