@Matt Schelberg Thank you for the reply.  We did some digging and just confirmed that the lien is for state income taxes levied while the cosigner wasn't living in the state and is in the process of being taken off the credit report, so it seems that it is a non-issue.  Thanks again.

I have students applying to live in an apartment and their parents pay.  One parent is paying the bills and has a good income from a business and investment dividends/annuities, but their credit shows a state tax lien with a low 600s credit. Prior landlord said they've always paid on time. 

Would you rent to a group where one of the cosigners has a state tax lien on their record?

I came to find out that my tenants have acquired a "long term guest".  One roommate just left for several months and the long term guest has now moved into their room and pays them a portion of rent.  This new person also has a dog.  This is all a violation of the lease because it was done without my knowledge and approval.  I am wondering if I need to be concerned legally that this person is living there and not on the lease?

I am considering acrylic shower pans or tile for the shower floors in my rental units.  Units are a little more upscale, but cater to young professional groups and students. Tile floor vs acrylic would be close in price, but I'm concerned about durability and maintenance.  I'm nervous I'd have to worry about harsh cleaners being used on the acrylic. Could anyone shed light on their experience with acrylic pans vs tile for shower floors?

I have to perform a roommate switch out in one of my properties.  The tenant lived there 3 months and paid a non refundable pet fee.  I am trying to figure out if I should return a prorated amount or keep the fee.  Any help would be appreciated.

For those who have sued past tenants for unpaid rent or are familiar with the process, do you have to sue in the county where the new tenant now lives?  Or in the county where the property is? (assuming same state).

For those who rent to international students, how do overcome the lack of credit history, income and US cosigner when screening?  For example, do you ask for double security deposit or last month's rent paid with deposit and first month's rent up front?  I have had good luck with international students and am curious how other folks handle this.
