Just wanted to throw my 2 cents in to the experience that I have had with Nathan Brooks and his team over at Bridge Management in KC.  As an out of state investor there are always a lot of what ifs in looking for properties and a team to make the process simple and seamless.  Nathan and his team have done that with my 2 investments.  If you are looking for a company in the KC area for property investments, I would highly recommend Nathan and his team.  Feel free to let me know if you have any questions.

Hello All,

Wanted to give you an update on what I have found out so far. There are 20 units in this condo complex. They are owned by investors and tenant owners. There are two for sale that I am interested in. The couple selling these two are also head of the HOA. I was told by the realtor that this couple would want to give up this role since they will no longer be involved. Question: What is the benefit of being over the HOA's at the complex? Is there a monetary value? The realtor mentioned that I could probably take over.

There is also a 3rd unit in this complex that I am considering.  It is a foreclosure and is in need of work.

Hello All,

Have a question that I wanted to see if I could get some input on.  I am looking at 3 condos in a complex that has a total of 32 condos.  The condos are typically priced about 65k-75k/each.  Have an opportunity to purchase two of these condos below the typical price.  These two have long term tenants in place.  The 3rd condo is a foreclosure, needs work and is priced accordingly.  

Here is my question: The HOA dues are $150/mth and it looks like an accounting firm handles this process. The outside of the complex is in need of major painting and other cosmetic work. Does anyone know what the process is to initiate a conversation about outside maintenance to the firms that handle the HOA dues? Before I purchase any of these units, i would like to at least know that these issues are being looked at or handled.

Hello All,

Located a home today that had a sign on the front window that said it was abandoned/vacant. The only contact info was for Safeguard Properties. Looks like they specialize in foreclosures and REO properties and a host of other real estate services. House looks like it is in great condition. Does anyone have experience working with this company or who can advise on what step I could take on finding out where this property stands? I plan on contacting Safeguard tomorrow.

Hi William,

Thanks for the comment.  After reading a lot of the forums and posts I have much to learn.   I have commercial interests off of Brent Lane. My single families are on the Eastern Shore Daphne/Fairhope area.  I spend most of time in that area with my work.  I'm going to try and make one of those meetings. I would love to hear what everyone is doing.

Hello All,

Finally taking the time to introduce myself. Have a been a member for a little while and have enjoyed reading the forums and listening to the Podcasts. I live here along the Gulf Coast between Mobile, AL and Pensacola, FL. I currently have a full time job and in the past 4 years have started to do a little real estate investing on the side in both commercial and with SFH's. I am more a of a buy and hold type person as long as my full time job allows it. I am very blessed that I have had the opportunity to speak to some successful older people who have been in real estate for a long time and have taken the time to share their knowledge. Hopefully I can help someone else on the forums who may have a question or two.
