Hi Steve,

It ranges depending on what attorney you go with. I've seen it anywhere between $1,000 - 1,500. That's for San Diego. Good luck!

1) Credit check - If they show no credit get parents to co sign. 

2) Past rental reference

3) Proof of income showing 2.5x + rent. Most likely the are receiving financial aid or money from their parents. If it's aid, make sure part of it is for housing.

3) Double the deposit. You want a reserve in case the students destroy the place.

Some will suggest asking for a few months rent upfront. This is good if they don't pay rent, but if they pay on time and end up destroying the property, you will only have X amount (deposit) to make all the repairs.

My company is dealing with this right now and I can say it's a bit of a headache. The 2nd unit has a cracked bathtub (owner admitted over the phone) so whenever the tenant would take a shower or bath the water would drip down in my unit.  Long story short: The 2nd level owner fixed the bathtub and told our owner to prove the leak actually came from upstairs...

To answer your questions: We have been advised by our attorney to get the 2nd unit insurance information and provide it to our clients (homeowner of downstairs unit) insurance company, and to pay whatever deductions. The insurance company will then go after the other owners insurance company once they find it was actually caused from the upstairs unit. You then will get full reimbursement.

 This is true, but it won't be mobile friendly. I just went through this and decided that wordpress is by far the best option giving all the additional features.

I had this exact issue 6 months ago. We served our tenant a three days notice to provide verification and she comes back four hours later with it signed. Weeks later her neighbor tell us she paid a local doctor.  Luckily the dog weighs around 6lbs and won't cause any real damage.
