Hi Tony, great accomplishment in such a short period of time..

I would agree with rest of the comments. Dispose one or 2 of the highest equity SFR you have so you can re capitalize.

I would also suggest (once your credit utilization is lower) to apply for business credit cards with diff banks as they will give you additional capital access without hurting your personal credit.

@Matthew Crivelli thanks for your input.

I can get hazard insurance (water, fire) the issue is that there are just  handful of insurance companies that will provide Wind Insurance and that specific insurance is crazy expensive.

Hi everyone Im in Florida and trying to cash out refi a loan but Im getting extremely high insurance wind coverage quotes for my loan making it not financially congruent.

Can you please help me recommending lenders that will be ok waiving Wind Coverage ?

Hi @Ashley Davis Im from the Miami area too. I just purchased a SFH about 6 months ago with an existing tenant. The way approached the situation was like you are planning to do it. I personally went by the property, introduced my self as the new owner and verbally made them a cash for keys offer. Unfortunately, in my case he was asking for way too much cash and honestly that would have not guaranteed he was moving out. I ended up hiring a legal firm to file an "Unlawful Detainer" lawsuit. The firm I used was Kelly Grant Law http://www.floridaevictionlawyers.com/ Their price was really reasonable. After a month and a half for filing the lawsuit I had possesion of the property. Good Luck!
