@Jon Kelly its a pre payment penalty also in but i can do anywhere between 1 and 5 years

@Enrique Huerta the options are in one year increments up to 5 years for a 30 year fixed so i could do a 2 year option then if things look better after 2 years i can refi if not oh well i guess

Should I agree to not be able to refinance for 5 years to get a lower interest rate or do you think rates will go down low enough that refinancing within the next 5 years would be worth it?

@Ian Gilligan i decided not to

@Tim Miller im paying for the bills but its arkansas its not that crazy of weather

I bought a duplex for my first brrrr and im in the middle of the renovations and the last thing with a giant price tag is the windows. They are old wood sash single pane windows will replacing them add more value to the home upon appraisal than the cost to replace them?

I own 2 properties, one of them outright and another i have a 40,000 loan on. I want to take the equity out but all the companies that offer non conforming loans and portfolio loans want you to have 4 or more homes or take a loan amount of 100k any advice?
