Really don't know in what area you are looking to invest so 250K is very different in every area.

In any case, I second what Steve said, for cash flow I always find that multifamily works the best.

I would go there and ask about what needs to be fixed and write a list and discuss it with the owner.

Taking care of maintenance is in their interest as well, and discussing rental agreement for when all the maintenance issues are resolved.

I would get different mail box for that one and label it in case you have problem with the city.

Definitely charge per month and get a non-refundable payment upfront for the pet.

Single sided is better in case it goes to court and the tenant say they didn't see it's in the back as well, you never know what crazy things can happen in court, better to be safe from that.

Hi,

You can use excel, and if you do I recommend a different file for each property and sheet for each year.

Another option is to go with a property management software, like TenantCloud which I never used but I know is free until about 70 units. a quick Google search for property management software will get you a few lists and you can check your options.
