Post: Tax Delinquent List from County Preventing Creating Mailing List

I approached a few County Treasurers and keep getting the same request to sign an agreement stating that I will not use any list prepared by that county as a mailing list of any kind. I obviously can't sign such an agreement but am wondering about the legality of this specific request and if it does not violate the FOIA. 

My purpose is obviously to reach out to these homeowners in order to buy their properties (thereby paying the taxes). Is that not in the county's best interest?? 

I know some of you would just say "move on to another county" but I'm trying to understand the process, and I don't want to give up so easily where others would, making such list more valuable.

First of all, it doesn't really matter how many posts I have or don't have. There are tons of  people looking for solid mentors and coaches all the time, and there are a lot of charlatans out there. 

I don't need to prove anything to you, was just excited to have this much progress in my business thanks to this amazing coach. 

There's no problem with compliance for wholesaling. It's legit and it works, and frankly I'm glad there are people doubting it and not doing it, so there's a lot more working space for those of us hustling and actually doing it. 

Saying you're not critical and then criticizing is futile, accomplishes nothing and is certainly not helping anyone. All in all, why post such skeptical negativity? What has your post accomplished? I just don't see why people have to be so critical and negative when presented with good things. 

By letting your personal experience dictate these kinds of criticisms, you're not helping anyone, rather this sort of negativity just pulls others down, when they really need someone to lift them up. This sort of negativity will never allow you to accomplish anything entrepreneurial, and I just don't see the value of it, especially not in these types of support forums for people in this business. It's tough out there, and we all need encouragements. We have enough negative comments about this business all around us, we don't need any more of it here.

With all the negativity out there about coaches and programs I wanted to take a second to say something about Tom.

I totally love this guy!!! Tom totally changed my wholesaling operation in 4 months.

He broke it down to simple-to-follow steps, didn’t leave me hanging or let me get away with anything. I liked how he says “over-education is a cancer” because I was learning as much as I could before taking action. 

Whether you're somewhat experienced or just learning the ropes, Tom is the real deal, getting large assignments almost every week now. I had to say something, since by far I have gotten the most the fastest from Tom’s group coaching.

Hi guys,

I'm going to be in the Orlando, FL area next week (Jan 25-28). I'm an investor myself and I  work with a circle of investors. I'm always looking to diversify and find new markets to invest in, and I heard that Orlando has some good potential, but am still uneducated about the market. 

I'd be interested in setting up a couple of meetings with property managers, brokers / real estate agents, wholesalers, and anyone who would be knowledgeable about the market that we'd be able to connect and work together in the Orlando market.

I'm going to be in St Louis for a few days from Thursday 6/26-6/29 to check out the real estate market for myself and my investors. 

I'm looking for an experienced real estate broker to meet up with while there who deals with investment properties and investors. My main interest would be in North County 3/2 SFRs but am open to other types and other areas.

I've researched the market online and naturally prefer someone from the BP network to contact rather than contacting a real estate agent/broker blindly.

Would be glad to get your insights/recommendations/referrals/contacts.

@Billy Hills See my previous post. I spoke to the investor and asked him if we could split the difference on the price reduction. He happily agreed and even thanked me for saving him some money, and we asked Title to put the assignment fee on the HUD1.

@Donald Klos Hey Donald, the way I had it structured was that I provide a service to the investor of consulting him with regards to real estate. So I have my consulting fee to lean on.

I just gave an example of $5000. In reality it was $2500. Double closing the deal would have left me at the same position I was after doing the split on the price reduction (maybe even worse), and I wouldn't have been able to do a double close anyway, since I can't be the seller if I'm consulting....there's a conflict of interest.

Quick update for you guys: I spoke to the buyer and told him the situation, then took @Wayne Brooks' advice and asked him if we could split the difference on the price reduction. He happily agreed and even thanked me for saving him some money, and we asked Title to put the assignment fee on the HUD1.

Thank you all for the great advice, it lead me to an inner process in which I came out better and more educated for it.
