I seen a few comments on social media pages, view videos on YouTube a couple particles regards to, last much longer then thatinetivitable slow down that is going to happen in commercial real estate sector.Has anyone had to halt due dilligence due to not being able to get a pca performed?

Higher risk. Higher reward. Bet the bank on a few fact based decisions. Buy at huge discounted rate currently. Will 10 -20x $  run # on 08 scenerio. Im right. Rockefeller quote paraphrazed. Opportunity when sharks circulling in bloddy waters.

Would any of you feel confident i  yourselfl to do a little research and not consult an attorney and make a legal dexcision yourself. Of course noy.

It is bad enough the most rstringent ceetification requirements veey from 0-120 hours in the US   that is still inadequate in my opinion.  Unless someone has credentials as I do, an AA in buildig Inspection Technology, you are at riak.  Read your contracts.  Not responsible for this, that almost everything.  Sad when you must trust someones expertise

I dont know about legal aspect of lease in regards to your qeuestion but as far as the dog. Everyone is in correct in regards to documentation. Not required. The only thing you can do is 2 things.

ask if it is a support dog and 2 what does it do.  Petiod no documentation required. ADA specialist.  Call US Access Board and ask them if need further clarification. Go right to the source free phone call away.  Need any ADA question answered except web design hit me up

Thatbmeans if they are passive they cant participate. Means everything lies on your shoulders and yours alone  notwise.   And as far as solicitating money from others  my understanding you are walking on egg shells must be sec certified.  Contact SEC attorney and ask.  Even though many are out there doing it. I had to use sec for a different issue. I would not want them looking at me  for any reason 

and normally at least few deals morgage co is going to want guarantor somebody with experience

1- was a contractor

2- Certifications- not just some 120 hr online home inspection course but ICC same as for building depts

3-IF COMMERCIAL OR MULTI FAMILY, This is a must keep you from getting sued. ADA CERTIFIED, first thing on any commercial property and ask around could be certified but still a quake very few are good in this area

4-Expecially if commercial again- but also usefull sfh  thermal imaging camera, .oisture meter, and underground sonar water leack detection ew   we are talking a ten k investment but some to cheap to pay for, same to you you get what you pay for.  Thermal cameras see what naked eye cant. Insufficient insulatikn.air leaks at windows. Roof leaks harder on slant vs flat roofs

5- And please dont fall vetting sold sewer scope.  Cant detect leaks as sold and if hVe consistent prolem with sewer you will k now and get it then. Thats a minimum

The info you would like is vague. Yes i own my own business. I dont do residential. Boring and not a big ticket item. Leave the scrapings for others.

scalability. Roof is the tol. Depends on what you want to do education wise, money you wa nt to spend on ewuipment.  Ilive in No CA.  Within 75 mi radius there are 275 commercial property manageme nt firms

There are how many lenders. 2u7 freedie and frannie alone that every miltifamily purchase by investor(s) they do their own seperate inspection

  Then there are insurance co. And lenders again wanting progress reports on ddvelopments. Then there is onsite at factories for manufactured construction

there are a few more and thats just on the com.ercial side. Oh then in ca i am handicap acccessie certified another gig in its own

Got a little insight. But dont rely on some 12p hr online home certified home inspector course. Highest req in us. More you know more you can solve problems more you make more yourbin demand and you know old co.mercial they tell 2 they in return tell 2 more. Every real estate transaction reuires an inapection and everybpeoperty residential multi family industrial officestorage mobile home park. Every property us changes hands every 7 yr i beliec e. Rule of 7 look it up
