@JR M. ah gotcha. Thanks for the heads up. I just bought a property to flip and realized that it didn't have my name as the owner. Your comment confirms that I need to search by the property owner's address. Thanks!

 Ah that makes more sense. I naively thought that evictions are nightmares that landlords would rather do without. That's where I would come in and save the day haha. But, you are right, it is something that is necessary and landlords aren't going to give up their properties due to people not paying up. As for the Code Violations, do landlords not upgrade their property to be up to par with the code? Just did a quick search and it seems like some common violations are GFCI's and/or improper bathroom venting. Seems like easy fixes if the Government is cracking down on them

Hello,

I was wondering if anyone has used the San Diego County Tax Assessor's site to find out who the owner of a specific property is? I've been Driving for Dollars these past few days to get my feet wet and I'm having trouble navigating through the site to find the owner of these homes that I have written down (screenshot of site attached).

And to piggyback off the 1st question, does the same County Tax Assessor site give information about evictions? I'm trying to hunt down multifamily landlords who are tired of being landlords. Each time I look up 'search evictions of properties' I get results back with tools that can help you screen tenants which isn't what I'm looking for.

Good Morning Everyone!

First of all, I’m really excited to be a part of the Bigger Pockets community especially the San Diego Community. Been living here for about 6 years including my years at UCSD. I had originally saved money for a decent town home in La Jolla (crazy, right?) since I thought this area was beautiful and would have great rental income if I ever moved away, having the university in the city and all. Quickly realized that the Rent vs Price of the home didn’t make sense so I decided to hold off on buying a home for myself and pursue Real Estate investing.

What I’ve done and what my goals are: I’ve read the Book on Rental Property Investing, The Book on Tax Strategies for the Savvy Real Estate Investor, Managing Rental Properties, and estimating rehab costs. I’ve been looking at mainly rental properties the National City, Normal Heights, Escondido, El Cajon areas but have done some research into other areas in the San Diego County as well. My focus is mainly rental properties but I’m also interested in flips to acquire more capital to buy more rentals. Using the calculator to vet 2-3 deals from Loopnet, Relator.com, and Redfin has been fun but I’ve been having trouble finding fixer uppers in the area where the numbers make sense.

Any advice or tips would be greatly appreciated. I would love to connect with people actively investing in the area as well so please comment or shoot me a message!

Good Morning Everyone!

I am posting on this forum today in hopes of finding any investor I can shadow and be mentored by. After about a hundred BP podcasts, nearly every investor talks about finding a mentor to really learn the real estate game and my goal here is to find someone who is willing to mentor me and hopefully become partner in the future. I’ve listed, at the bottom of this post, what I can do for you, the mentor.

A little about myself: I’ve read the Book on Rental Property Investing, The Book on Tax Strategies for the Savvy Real Estate Investor, Managing Rental Properties, and estimating rehab costs. I’ve been looking at mainly rental properties the National City, Escondido, El Cajon areas but have done some research into other areas in San Diego County as well. My focus is mainly rental properties but I’m also interested in flips to acquire more capital to buy more rentals. 

I know this is a lot to ask so I here is how I can ADD Value to you:

  • 1) Help with searching for deals. I’ve been analyzing deals daily to get myself familiar with the calculators. Mainly using searches from relator.com, Zillow, Redfin, and Loopnet
  • 2) Free on Weekends and Weeknights. Mostly free on weekends and weeknights to help with any tasks. My job is quite flexible so I can help during weekdays as well
  • 3) Capital for investing. I have saved money ever since I graduating college (2014). I can disclose this info once we get acquainted. I hope to use this money for deals that we work on together
