Hi, my wife and I are actively investing in Athens. Recently closed on an east side property. We've looked at a number of duplexes over the last few months. Sorry for the delayhed reply Georgui. Same, we do not seek out students but we aren't opposed to it so long as they qualify or can have a cosigner. I think ideally we are seeking tenants that are a part of the college town workforce as you mentioned. I agree with your take on a college being an ecomonmic engine for a college town. You essentailly have a captive audience of potential renters that all need a place to call home. I may have some questions for you as we move forward. Thank you for your feedback.

Does anyone have a spreadsheet template for an actual income statement? I am looking to track monthly and annual NOI for each calendar year. Looking to track income and expenses for each rental unit in a seperate tab of a spreadsheet. If you don't have one, are you aware of any sources I can find a template and pull from it to make my own?

Good evening. Currently my wife and I own 3 rental properties (5 units) in Athens GA (none currently leased to students). We are pursuing additional rental property purchase opportunities in Athens. I wanted to get some feedback on the positives and negatives folks have experienced buying rental properties and leasing them out in similar college towns.

If you are an owner/investor in a similar college town, do you actively seek out student renters? Did you specifically seek out a college town as a target for your investing? What do you see as the long term benefits of owning in such a town? What are the shortcomings? What are the best types of buy and hold scenarios in terms of buying on the lower end versus the higher end when you have a limited ceiling for rent? Is buy and hold the best strategy in a college town?

Any other thoughts or tips you may have would be appreciated.

Surprisingly well considering we bought in a college town after school shut down during the pandemic. My wife and I closed on 2 properties (3 units, 1 of which was occupied) on 4/30. Repairs took about two weeks in each of the two unoccupied units. The second lease went out for signature 6/7. Pretty happy to have taken just over a month to lease two units that required some minor maintenance.

My wife and I have a portfolio of 4 properties (6 units) and we are preparing to purchase software to self manage. We have played around with the trial period for Buildium and explored Cozy.

Does anyone have experience with both or either one? What would any of you recommend? The leasing features for each seem similar as do the maintenance features. The tenant portal and vendor aspects of Buildium seems to have more reporting features. Is it worth it to pay for Buildium? I
