Post: House on demolition list

I am currently in my due dilligence period of a purchase and just found out that the property I am looking at is on the city's demolition list, pretty far down the list so I do not see this happening in the near future. Does anyone have experience getting a property off the list with a stay order? How do I go about it, what are the "golden tickets" for fighting this in court? The property is structurally sound but has been vandilized and needs a lot of cleaning/updating. Any help would be greatly appreciated. Also, do you think this is grounds to renegotiate the purchase price? The price is 15% of the ARV.

I've never been a big Farve fan but the guy is a stud. I agree, it won't be easy learning new players and a new offense but he's got enough experience and passion for the game to make up for his age. I don't think he will be a top Fantasy producer or anything but he can't do any worse than Chad.

Hi Ashley,

I did the exact same thing you are wanting to do. I attended Allied schools for Home inspection, Real Estate Practices, and Real Estate Principles. The Air Force paid for all of the above with the one time certificate program and now I am using my MGIB for business management. I don't know what you plan to use the MGIB for but I wanted to do the same thing and found this to be the best approach. I am now attending Columbia Southern University which offers 100% online courses in Business w/various concentrations and they accept you MGIB..you can also apply for student loans through them. I got my CA Real Estate License shortly after leaving the Air Force (remember you will have to pay for this) I would reccommend it because there is a lot of information you can pick up and the MLS is a very valuable tool. Not to mention you can save yourself atleast half of the commission on every transaction. I have found that a lot of Realtors are not very Investor minded. One thing to remember is that once you are licensed you must disclose that before any deal you enter into, so be careful and know what disclosures and rules are out there for Realtors! Hope this helps.

I am a Realtor in Calfornia and our typical commission is 2.5-3% for both sides....remember this is negotiable

Other than realtors and realtor.com, what are good avenues for finding multifamily properties in my area that will meet the "numbers" test. I find that alot of realtors scoop up the good deals first, before they hit the MLS. I've looked at ebay, ********** but can't find deals in my area. What other places should I look or am i just being impatient?
