Hello Bigger Pockets,

  My Grandmother house is going into foreclosure because she is 88 years old and can no longer manage this property. she refinanced in 2006 for 100k and now owes 80k for the property in which she is no longer making payments and so as a rookie investor I told her that I will help her get this property off her hands. The thing is I don't know where to start considering her situation with owing more than 50% of the mortgage. what should I do Bigger Pockets Family? what strategy would I use?

Hey guys I know I'm a couple days late on your post topic, I'm a newbie to REI and wholesaling in Florida is where I like to start my career in REI. My question is when someone has their RE license (Sales Associate) as an Wholesale investor will it still be illegal to get deals under contract? It seems like I'll be acting as a unlicensed broker right? Please let me know maybe I'm missing out on the perks on getting a license as a wholesale investor.

    My name is Rowan Woodburn, I live in Orlando, FL, I have key word alert linked to my BP Acct and you said you're an expert in finding deals at a discount price so how can a rookie wholesale investor like myself even convince a buyer to buy a contract from me?

Hello Bigger-pockets family

I was reading the book on how to get started in real estate investing and my main focus was finding a mentor that can coach me through this complexed industry and it also said to find a local mentor that's experienced but not so busy that he or she will charge me for their services, all I need to do is build a relationship with them. My concern is if I find a local mentor in my area, will I be competing in the same housing marketing as my mentor?  Will I  be competing against my mentor? Is that a good or bad thing? If not are there any local mentors in the Orlando, Fl  area who are willing to coach and build a trust worthy relationship with a newbie like me? Lol!

Hey Guys, 

I'm still learning how to use bigger pockets social media but I have two people replied to my topic about being a newbie on this website so I don't know if this topic is going to both of you guys or one person. My question is as a rookie investor how do I start out getting a power team and getting them to trust me to make deals with me? How do I even approach a bank to borrow money to purchase a house? Do I have to write a business plan and present it to everyone on my team that I'm a real estate investor that is just starting out and I want to make us some money? How does it work out together?

     Awesome idea on how to establish my credit again but how many times I would do that $1000 deposit transaction for as long as want?

hi rowan. well, lets see. you need to take a first step. all previous answers are good answers. lets first look at why your credit is where it is. fixing a problem means first understanding the problem and how you got there. the first thing you are going to want to do is go on annualcreditreport.com. you can look at all 3 of your credit reports here, on line, in full. you need to see what is in there. even if there is a legit reason for the bad credit, you still could have things on there that are not yours. dispute anything negative. it seems unethical, but dispute ALL things negative. the reason being, the credit reporting agency is required by law to check up on anything you dispute. if the creditor that they contact does not answer back in 30 days, the credit reporting agency is required to remove the negative report from your report. thats right, even if it is correct, if the creditor is legit and the debt is legit, if they do not answer back in 30 days, it gets taken off your report. second, go to a local bank. take $1000 if you can. deposit the $1000 in a savings account. a month later, go take out a personal loan from that bank for $1000, using the savings account as collateral. rust me, they will give it to you because it is secured. take the borrowed $1000 to another bank and deposit it into a savings account. repeat the process several times. then when you get to the last bank and borrow the $1000, use that to pay off the first one and repeat that process. make sure you make all the payments along the way. what you are doing here is establishing credit with several banks. after a while, you will have several banks that will be willing to loan you money without collateral. 

then, check with your local cities on tax foreclosed houses. these are houses that the city and/or county have repossessed from owners because they did not pay their taxes. they sell them at auction and usually pretty damn cheap. i have bought one for $500 once, fixed it and sold it. its a good cheap way to start

How do I start investing into real estate when I don't have cash or good credit? Do I build a business plan and then present it to hard money lender? How does it work? I need a step by step process order and operation strategy?
