You may want to reconsider your steps here. I had a tenant who was smoking cigarettes and marijuana inside of the house. Took forever to get the odor out of the house, if he is decent enough to do it outside I would not complain and just keep the security deposit at the end of the lease.

Was supposed to start real estate agent course next week and it got cancelled. I don’t want to wait around much longer, does anyone have good recommendations for a school. I am in Memphis if that helps but I was going to take the class in Tipton County. Also opinions on doing it Online?

I wouldn’t let him pick a tenant, but I would renovate both sides at the same time. If you need some contractors let me know, I have two who I highly recommend their work and they are reasonable with their prices. Hell, I’ll come out and help you for a small fee lol

@Maya Torres literally just went through this two weeks ago, call the sheriffs and tell them about the report of the odor of illegal drugs. Police officers go through controlled burns and drug identification courses so they can legally testify to the odor of marijuana. Anyway if they tell you that there is an odor, use that to get them out. I didn’t want to wait through the eviction process so I gave them a notice terminating their lease for use of illegal drugs as the state laws allows me to. I gave them 5 days to get out and told them if they disagreed I would go through with the eviction process. They were refusing at first so I offered to give them back their security deposit, they were out on the 5th morning and cleaned the entire house back, no damages no long eviction process and the property is back on the market.

Kicked them out this morning, everything went smoothly. Sheriffs office showed up to avoid any disturbance, changed the locks, did a quick inspection and gave them back their deposit. No damages (Thank God). My screening process just got a lot more stringent

Absolutely, I am terminating the lease by doing a cash for keys instead of filing an eviction. I don’t want to wait out for the eviction process cause the market gets tough around this time of year, but I know I would win an eviction ruling.
