Thank you, all. (Forget Zillow for now - I'm actually wondering about ALL estimates, agent or otherwise)

So, basically, when I was purchasing this property the selling agent didn't do the proper research before listing the property for sale? Or is it normal to have a 70k difference in appraisal vs selling price?  I guess this is my main question. 

@Andrew Johnson @Jeff B. It sounds like I should get 3 agents to get a better idea of the value.

Hey everyone!

If someone has already answered this question somewhere and could point me in the right direction, that'd be great! Otherwise.... My situation is as follows: 

I used the VA loan to get a property. The seller put the home up for 350k - I offered 350k - then an appraiser said it was only worth 280k and the VA would only fund it for 280k. I offered 285k and the seller accepted, luckily, as I had about 2k of skin in the game at this point.

Fast forward 4 years later and I'm ready to sell this property. Zillow says it should be worth 470k (I understand that Zestimates are accurate within 10%-20%). How do I make sure that I don't get into the same situation that the previous seller was in? It is currently rented out. Should I try to make a time for an appraiser to look at the property before putting it up for sale?

That could definitely be true - it was assumed by the person giving the lesson that most contractors can and would processes a credit card and could do so right on site.

@Lukas Vanagaitis Thanks for the post! I don't know a lot about owner carry but it sounds like I should look into it to really stretch my buck. I have considered house flipping or BRRRR.

One really interesting idea that I heard just recently was to open a few big credit cards with zero interest (at least for the first year or so) in order to hire contractors and pay it off once the house is flipped or refinanced. This method should work with BRRRR or house flipping and I'm kind of excited about it.

I went into my bank the other day to see what types of home loans I qualify for and I was told that I should think about buying sooner rather than later because of an expected rise in interest rates. How do you think a rise in interest rates would affect buying and selling homes?

I really appreciate the feedback from you all! Learning a lot. 

Currently, I have negative cash flow in an appreciation market (Hawaii) so I'm looking to turn that into monthly cash flow in order to make a career change. If I were already happy with my job I would hold the property in Hawaii until I retire. But, I see my property appreciation as an opportunity to change careers.

Thank you very much for the input, Larry. Very unpolished plans on my end... hopefully, they are nice and polished by next August! Advise like this will help greatly.
