You might double check the property on bexar county appraisal site at bcad.org and see if both addresses are separate. It may have two addresses from the post office and utility perspective, but Bexar county may have it on only one plat. I own three duplexes in San Antonio and all of them have two mailing addresses (2 different street numbers) but bexar county only recognizes the "official" one that it was platted under.

@Travis C. Beyond the MLS, and without direct marketing, you're really limited to networking, networking and networking. Wholesalers and other investors are a good place to start, as well as investor-minded RE agents, and as you mentioned, you should be able to find them at local REI meet ups.

@Alfredo Cortez Home Depot and Lowes can be solid for their in stock cabinets, especially on sale.  Appliances are the same way, it seems they always have something on sale. Floor and Decor is a good place for flooring.

Hey all,

I'm currently looking to refinance a BRRRR duplex of mine and am wanting to get an LTV of higher than what i can get thru FNMA (70% LTV) and I've found portfolio lenders that will do 75-80% LTV, but with a amortization of no more than 20 years. Is there a san antonio portfolio lender out there that will do a 75-80LTV and 25-30 year am? Or is that a unicorn?

@Catherine Peters property managers can, and should, represent you during that process so your presence isn't required. I just live near my properties and can do most of the management myself.

@Catherine Peters My only experience with landlording is in San Antonio, so I don't have another locale outside of Texas to compare to, but I would say that San Antonio is very landlord friendly. I just went through my first eviction and from the initial conversation with my attorney (you don't absolutely need an attorney for eviction, I just wanted that security) to the time I had possession of my property back was about 5-6 weeks after having served the initial notice to vacate. That could have been extended by another 2 weeks if the tenant didn't vacate after losing the eviction hearing, which would have accounted for the time to file a writ of possession and getting the local sheriff to come out and forcibly remove the tenant.

Just coming back to update all those that offered advice on this original post....I did go down the eviction path, won the eviction hearing and, as of today, have regained possession of the property, to include having a locksmith rekey the locks. Thanks to all those that helped me see the way on this one! Now on to the renovation! Ross
