I have 9 SFH rentals cash flowing really well in Bradenton Florida, I bought the in the last 2 years, single family homes and I have one under rebab . I have 2 ADU's giving me 11 doors. Just quit my good paying job in July in order to grow my business .

75% LTV, NO SEASONING, CASHOUT REFINANCE, $ 10,000 IN DISCOUNT POINTS but 1% orig fee and $ 2000 underwriting fee. Maybe it is ,10 years interest only , 5 year ppp. I dont know.

Robin thank you for taking the time to respond so eloquent, I did 7 Cash out refinance in the last 12 months , all DSCRs, many didn't need the seasoning time , but I have an excellent credit, all at 75 % ltv, rates from 4.25 and the latest one was at 5.95%. With rates going higher and the real estate changing rapidly , with your profesional opinion , what's the future for DSCR LOANS, like interest rate, LTV, and terms.?

Just remember that DSCR loans, as with many other, are NOT conforming loans. So, there is no one set of rules. Keep calling around / look for referrals for more DSCR lenders. There are a variety of terms and conditions out there... Good luck.

thank you Robin , it will be okay either way but with this kind of un know , I will be better to have 2 tenants than one paying a large rent.

Hi NICK

in this house both tenants will have the same address just A and B at the end of the address , this house has to entrances, 4 bedrooms 3 bathrooms, plenty of parking . house it self will rent for $ 3,000 , but its harder to find the tenant for a large house, if I rent both sides it will a minimum of $ 3200, but it is a lot easier to rent 2 unites at $ 1600. Thank you Nick, as you see some other mortgage brokers said no to 2 lease contracts, that's why is so confusing

I'm buying a 2000 sqf SFH, corner lot with 2 entrances , 3 bed 3 bath, I was planning to make a 4th bedroom, and add a second kitchen and rent the 2 unites, my insurance will cover both tenants and the property even is used as a multi family even if it is a SFH. I'm planning to cash out refinance in 3 months with a DSCR LOAN. WOULD THE LENDER TAKE BOTH RENTAL AGREEMENTS in order to cover the debt service?

I understand that you are trying to maximize profit, if they are under a year lease contract you will have to wait for them to finish the lease, if they are month to month than you can send a 30 day notice , at least in Florida ,check your local laws, than advertise the unit as a 2 bed 1 bath and charge accordantly . actually I used it on my favor the heavy appreciation in the market and I Brrrr many properties, now Im changing my strategy to buy really conservative and make sure that cash flow even with a high interest rate. maybe now I can stop knocking at doors....
