Hi there,

I’m a new investor in Baltimore, investing from New York at the moment and may plan to move there later.

I would like to find good deals for BRRRR in the area, but due to the slow appreciation and modest property values, I think I would need to start with highly distressed properties to fit in rehab and reach a good ROI.

Do folks have any successful strategies for finding those type of deals in Baltimore (besides driving for dollars, which is tough since I'm out of state)? I'd also prefer not to do auctions, but these are most of the deals that my realtor finds on the MLS within my criteria.
