As promised...an update from the future! The tobacco stains never came back and neither did the smell. So washing the walls with TSP and kilz oil based primer, and all the other steps I mentioned in the post earlier worked for my issues.

I just sold the property a couple of weeks ago and I'm 1031 exchanging into a couple new properties in a different area, so I can only validate that this works for at least 3 years. I did make a lot of money on this as my first deal given the huge discount on the purchase because the smoke. I'm not looking to be the "smoke house flipster" or anything, but I would not be as worried if I ran into something like this in the future.

Hey Justin,

Just curious, do you have any recommendations for property managers that also help with smaller rehabs in Fayettville? I'd be interested to speak with someone who is well versed in managing properties for someone who is an hour or two away from there.
