So, I had a bit of trouble finding an end buyer for a certain property . After a month I gave in to a wholesaler wanting

To JV the deal . Being

Skeptical .. I gave it a shot as I had nothing to lose . 

Well now, he wants me sign an in voice he send me , because he doesn't have a jv agreement contract . The in voice states he is getting money .. His partner ... Andddd the end buyer . What the hell ??? Why would the end buyer get a cut out of his own deal ?That's just sketchy. 'I still want my 10k cut . What would be the best thing to do ?? Should I make my own jv contract ? If so, any one feel free to help a woman out here and send me a copy of one . (This is exactly why I am against co wholesaling ). This is just a mess .

How can i get a delinquent tax list for Harris County ?

I have gone through Mike Sullivan's website (Tax assessor) and you have to know a particular name and address.  As we all know, this is an awesome target in the real estate investing world.

I need a complete list of addresses and names. I know it should be in public records, but i am not sure where to look. is there a program i have to buy?

Yes , I know there is probably another blog post on this , I guess I just couldn't find it . 

I'm currently wholesaling in the Houston area only , but I would like to dabble into the south FL market . Might as well since I spend a lot of time there .  Is it possible to wholesale from another state ? Virtual wholesaling , maybe ? Does any one have some insight on how to go about doing this ? Also if u are familiar with the real estate market in Miami , feel free to drop some knowledge ! . I wouldn't know what to look for as it's very different in TX.

Hi every one , first of all I want to say that I'm a wholesaler in the Houston area . So far I love my job , but I would like to network with a lot more real estate investors .

I have only been wholesaling for about 2 months now and have closed on 8 properties , as well as found my share of loyal buyers (partners) . 

I wish I can know every single one of you out here as my future goal is to buy and flip my own house . I look up to many of you and so far it's been great making new friends in real estate . I come from a completely different line of work (beauty) so it's been an exciting transition .  Lets connect ! :)
